Rental Application Information

Thank you for choosing to apply to rent through 5 Points Property Management

Applications are processed and approved based upon factors including, but not limited to rental payment history, income, employment, background checks, and resident credit score.

If this application does not meet our minimum qualifications additional security deposit may be requested. 

  1. Total monthly income for all adults in the household should be at least 2x the monthly rent. 
  2. Co-signers are only accepted on a case by case basis.
  3. Being a registered sex offender is cause for an automatic denial.
  4. Felony convictions can result in your application being denied.
  5. Two or more evictions are cause for denial.
  6. Open collections with a landlord or property management company leads to denial.
  7. Open bankruptcy is cause for  denial.
  8. A valid government-issued photo ID is required from all applicants.
  9. ANY false information in the application will lead to being denied. 
  10. Deposits will vary depending on the overall application.
  11. You must pay a minimum of a full month’s rent before move in.

Please confirm the pet policy for the specific property you would like to rent.

If pets are allowed for the property, note that there are breed and weight restrictions on pets that we must follow as a company policy.

All our properties differ in pet policies regarding what kind of pet, weight, and number of pets allowed. This is typically a maximum of 2 pets, each under 50lbs.

Each occupant, age 18 and older, must complete an individual application and pay a NONREFUNDABLE application fee of $50 per adult. Application fees must be received BEFORE your application will be processed. 

  1. Incomplete applications delay the process while we wait for your information.
  2. Once received, your application will be processed in approximately one week.
  3. Once approved, you have until 5pm the following business day to sign the lease AND pay the security deposit online. 

Be sure to have all of your documentation prepared before starting this application. Including government-issued ID and  proof of income
